West Coast EcoLog Show Home in Saanich

End of 2009 we started the construction of a new EcoLog home in Saanich, near Victoria, BC. This home will serve as a show home for our BC customers. 

This home is based on the floor plan called "The Victorian", which is described on this page in detail.

The construction process for this home is also used to validate some design improvements, which we developed specifically for our West Coast customers:

  • Strengthening of all timber connections to satisfy seismic requirements
  • Improved construction techniques to conform with rain screen, waterproofing and insulation requirements in BC
  • Intergration of other design elements like cedar shingle siding for dormers and gables

This show home will also demonstrate the integration of many eco friendly features into EcoLog homes like

  • ICF basement construction - very energy effecient walls, reduced waste, fast erection 
  • Solar powered radiant floor heating
  • Solar hot water system
  • Home automation system to improve comfort and reduce energy usage
  • Energy efficient german style tilt-turn windows from Vera-DE Windows in Courtenay
  • Minimize environmental impact by using locally produced products where available
    • All wood for walls, roof trusses, roof sheating, floors and framing comes from the Cowichan Valley (Hemlock and Fir)
    • Cedar shingles for dormers and gables from Cowichan Valley
    • Yellow cedar for interior stairs and red cedar for outside stairs and deck from small sawmill in East Sooke
  • Use of natural materias wererever possible (solid wood floor, eco friendly water based stains, etc.)

Status of construction as of 8-Aug-2010

  • Inside and outside staining and chinking is done
  • Plumber and electricians are finished with rough-in
  • All windows are installed - our builders found a great new way to install trim, hides all uneven corners and allows for log settlement
  • Metal roof is done - looking great
  • Gables and dormers are finished with cedar shingles. I'm enthused how nice they harmonize with the log walls and the fir roof sheathing
  • All services are connected to the street, we also got power and water now - what a comfort! Even got a temporary toilet installed.
  • Stone veneer on basement wall is nearly done
  • We did a blower door test last week as part of an official Energuide Rating process. Preliminary results look very good. We have a well sealed home, and we probably get a pretty good Energuide rating... More details later.
  • Finished grading around the house, built a proper driveway and some small retention walls. Starting some landscaping soon.
  • Drywallers are done, they did a nice and clean job!
  • Got a fantastic artistic railing on the front porch, built by a good friend who is a metal artist. Looking gorgeous !
  • Working on the back deck. Lots of cedar wood to prep!
  • Interior painting of drywalls happening now.
So when will we be all done? The moving date has been set for end of August, so the clock is ticking now.
